Tenant Delivery Manager

The Tenant Delivery Project Manager is responsible for day-to-day project management of tenant delivery projects, but shall in addition be directly responsible and take the lead role in the tenant delivery of the supermarket and cinema.

The role shall assisting in the preparation of policies and procedures for tenant delivery  managing and reporting on tenant fit out progress against the planned tenant works and preparation of risk register.

Assist and participate in retail delivery operations including review of tenant drawings and documentation, monitoring tenant works and witness of tenant testing and commissioning

Working with other departments to ensure tenancies are available for handover on specified date or prior.

Act as mentor for junior tenant delivery coordinators.

Tenant Delivery Project Manager shall also assist in the Handover of Project and Handover team to operations. 

Assist and participate in retail delivery operations including review of tenant drawings and documentation, monitoring tenant works and witness of tenant testing and commissioning.

Given the proposed opening date of the Mall March 2020, the appointment is in line with the Facilities and Tenant Delivery recruitment plan.



  • Represent the Urbn Limited interests while dealing with the tenant, tenant contractors and inspection officials during all phases of design and construction to ensure the Crescent Bay design and construction criteria are implemented as intended
  • Provide design briefings to tenant’s designers and contractors, on design manual, tenant delivery process and site H+S, site mobilization and logistic requirements
  • Responsible for monitoring the design submission and review process, to ensure designs submissions are submitted to ensure there is no delay in commencement of fit out works
  • Review and comment of tenant submission, for design compliance to tenant manual, for design compliance, including provisional overview of life safety systems
  • Manage TVR process ensuring, TVR’s are identified, and process followed for approval, payment and implementation  
  • In conjunction with project team, inspect tenancies for handover prior to tenant handover date, and arrange handover to tenants
  • Ensure tenants have appropriate approvals in place, documentation and paid all necessary fee’s prior to commencing work on-site including:
    – Design approved (architectural and MEP)
    – Program of works
    – Insurances
    – Health and Safety plan
    – Method statements
    – Full contact details
  • Implement and manage necessary procedures so ensure tenant fit-outs are completed to the required standard and program, ensuring compliance to:
    – Site H+S standards
    – Approved design
    – Crescent Bay – Tenant testing requirements
    – Provision of closeout documentation
    – Provision of local statuary approvals
  • Responsible for monitoring the progress of tenant's construction against key fit out target dates and/or other dates as agreed and promote methods to expedite tenant's construction process
  • Provide direction to tenant, tenant's architect, engineer and tenant's contractors, including design, project management, scheduling and coordination if necessary, and assist in resolving potential discrepancies
  • Understand lease documentation and the tenant’s associated responsibilities as it relates to the fit-out and initial opening
  • Provide assistances;
    – To the Leasing department to support design solutions and tenancy programs
    – By ensuring business-driven solutions and minimization of downtime in the income stream
    – Liaise with Management to coordinate works and costs.
    – By billing tenants for works and other costs
    – Mentor other members of the tenant delivery team in procedures and policies relevant to tenant delivery

  • Have a minimum of 5 years’ experience in Tenant delivery in a retail or commercial environment, including pre-opening
  • Experience in tenant delivery process, review of tenant drawings, management of tenant contractors and review of tenant installations
  • Experience of handover of facilities from developer to tenant Delivery team, pre-inspection, and handover


Knowledge of:

  • Able to demonstrate a knowledge and understanding of Health and Safety principles and procedures
  • Knowledge and commitment to quality management principles

  • Bachelor degree (Any Discipline)
  • Project management Qualification- or studying for similar or certificate
  • Current Recognized Certificate or approved degree



  • Proficiency with Microsoft works, Project including planning, resource scheduling, and reporting
  • Proficiency in AutoCAD
